The tangible real estate (land and buildings) is only a part of what one purchases when one buys a home. It’s the intangibles like community, neighbors, schools, recreational facilities, transportation, shopping, entertainment, views, tranquility or excitement and the feeling of safety and comfort that really make people happy. As part of my marketing, I give my seller clients the ability to communicate the intangibles to prospective buyers.
My sellers can directly tell buyers about the things that are truly special about the property, the neighborhood and neighbors, the town. About how the neighbors all gather at a local golf course on the 4th of July to experience the fireworks together… The amazing farm up the road that sells the freshest produce… The block party with activities for kids of all ages… The bus or train that is within walking distance… The deer one sees when sitting out on the screened-in porch… How the sun sets through the picture window in the living room…
Sellers simply answer from 12 questions and I put it all into interview format which is then included in my marketing materials both online and in my property brochure. Here are some examples:
What was it that first hit you when you initially saw this home and knew it was the right one?What is it about the community and its services that you love?What have you appreciated about the schools?Could mention the fun times, parties, BBQs, or any great memories the family has enjoyed in and around the home.What great neighbors do you have?
